House Rewires & Electrical Installations

Full and partial rewires, new circuits, extra sockets and complete first- and second-fix installations, carried out to BS 7671 and certified on completion.

When a property needs rewiring

Most houses need rewiring roughly every 25 to 30 years, though the real answer depends on what is actually behind the walls rather than the age of the building. If a property still has a fuse box with rewireable fuses, round-pin sockets, black rubber or fabric-covered cabling, or sockets mounted in the skirting board, the installation is almost certainly past its serviceable life.

Other signs are less obvious. Lights that dim when an appliance kicks in, breakers that trip without a clear cause, scorch marks or a faint burning smell near an outlet, or a persistent shortage of sockets that has been solved with extension leads. All of these point to an installation working harder than it was designed for.

Not every property needs the full job. A partial rewire often makes sense where an extension has been added, a kitchen or bathroom is being refitted, or one particular circuit has aged badly while the rest of the installation is sound. Shafick will tell you honestly which of the two you are looking at, and price accordingly.

What a rewire involves

A full rewire replaces every cable, accessory and circuit in the property, back to a new consumer unit. It is disruptive work, since floorboards come up and walls get chased, so it is best done while a property is empty or during a wider renovation.

  • Survey and quote. A walk round the property to see what is there, agree socket and light positions, and set a fixed price before anything starts.
  • First fix. Chasing walls, lifting floors and running new cable to every socket, switch, light point and appliance.
  • Second fix. Fitting sockets, switches, light fittings and the new consumer unit, then connecting everything up.
  • Testing and certification. The full installation is tested and you receive an Electrical Installation Certificate, plus Building Regulations notification where it applies.

New circuits and additions

Plenty of jobs are far smaller than a rewire. Adding sockets to a room that never had enough, running a dedicated circuit for an oven, hob or shower, wiring a loft conversion or a new extension, moving a consumer unit, or putting power into a garage or outbuilding are all everyday work. Each addition is tested and certified in the same way, so you have paperwork proving it was done properly.

One of the reviews on this site is from a customer in Walsall whose loft conversion was wired mid-build, while the internal partitions were still being decided. That is often how these jobs go, and being flexible about it is part of doing them well.

FAQ

Common questions.

Q1How long does a full house rewire take?+
For a typical three-bedroom house, allow around five to ten working days depending on size, access and whether the property is occupied. A partial rewire is usually one to three days. You will be given a realistic timescale with your quote.
Q2Do I have to move out during a rewire?+
Not necessarily, but it is easier if you can. A rewire means lifting floors and chasing walls, and power will be off in parts of the house at times. Where people are staying put, the work is staged room by room so the property is never left without power overnight.
Q3Will I get a certificate when the work is finished?+
Yes. Every rewire and new circuit is tested and issued with an Electrical Installation Certificate. Where the work is notifiable under Part P of the Building Regulations, that is handled too.
Q4Can you just add a few sockets rather than rewire?+
Yes, provided the existing installation is in good enough condition to take them. If it is not, you will be told before any work starts rather than afterwards.

Shafick was a pleasure to work with, professional, punctual, and reasonably priced. He installed spotlights in the living room and master bedroom, extended the TV switchboard, and added an extra power socket. His workmanship was clean, precise, and tidy. I’m very impressed with the quality of his work and would highly recommend him to anyone looking for reliable electrical services.

★★★★★Loft Conversion Wiring
Shafick was an absolute professional. He was very easy to deal with, communication and quality of work was on point. He came to find me still undecided about some of the internal partitions I was creating, and he accommodated the possibilities as he was laying his cables. The outcome made us very happy.
